Are you going to rent or buy? I love it up there. If you are buying a place, itβs virtually impossible to get fire insurance unless you go through the California Fair Plan. Expect to pay 2-3 times more than you would in an Urban area. The upside is you can get twice as much house for the money compared to San Diego. Even more so compared to LA real estate.

CFP on a modestly priced home (<=750K) will run about $5500 for just the fire portion.
You'll still need a wrap-around or umbrella to keep a lender happy.

Its a bitch of a drive up and down the mountain. You WILL need 4wd.
Probably better to live in Redlands or Highland and drive up occasionally.

Yes Iβm possibly reconsidering because of the drive I do like apply valley and Hesperia too because I like that you get a nice backyard since I have doggies

A coworker use to live there. Biggest issue cause of the commute was tires and brakes.

Hesperia is actually not a bad idea. Maybe Beaumont also......growing fast, still cheap, huge yards, casinos close by.

The drive to and from Crestline is a breeze. Fire is a danger and the Fair Plan is the only way to get insurance and it will cost as much as a full policy without the liability protections. The other two things to know about Crestline is the crime problem. Lots of robbery and home burglaries.
On the upside, you can enjoy the summer weather since it is 10-15 degrees cooler than down the hill.
Housing is way cheaper and there are free concerts in Lake Arrowhead every Friday and Saturday night.
If you have dogs, it could be a big problem since there are few fenced yards.

Might want to check out Lytle Creek area. It's on the backside of Baldy the commute isn't bad and it has that 'mountain' feel. And it's off the 15 freeway so freeway close. Lived there for a couple of years, I loved it.

Hesperia is mostly still ghetto and fucked up when they close the pass from snow, wind, and fire
Not to mention the traffic both ways

IIRC Crestline has pretty bad air quality a lot of the time.

Lytle Creek is nice. Freeway close, large, wooded lots.... 5-10 minutes from a convenience store.... a bit far to a real grocery store. 15-20 minutes.

If you get stuck because of snow, you REALLY are stuck.
Be prepared for that, and roughing it out.
Have you lived in snow before? It can be a real eye opener about what you are used to.

If you have your doggies in the backyard up in the mountains, you will lose them to predators.
I have a close relative who lives up there, and he says cats and dogs disappear all the time, with blood evidence left behind.
And don't think it will matter what kind of fence you have. It won't matter. The predators dig under, around, tear their way through, gnaw through etc.
At least, that is what he and his wife tell me.
Also, taking care of a house in a different climate is different. How do you keep your pipes from freezing, and things like that.
The conveniences are not the same - trash pickup and mail delivery are completely different. And do they even have sewers or is it all septic tanks? I've never asked.
